Comprar un piso para alquilar suena sencillo. Los números reales, casi nunca lo son

Buying a flat to rent out sounds simple. The real numbers almost never are

Un inmueble para alquilar puede ser una inversión razonable, pero rara vez es tan rentable como parece a primera vista. Antes de comprar, conviene restar de la renta bruta todos los gastos reales — no solo la hipoteca — y entender que el dinero queda inmovilizado durante años: no es un activo que puedas vender en un día si necesitas liquidez.

A rental property can be a reasonable investment, but it's rarely as profitable as it looks at first glance. Before buying, you should subtract every real expense from the gross rent — not just the mortgage — and understand that the money stays locked up for years: it's not an asset you can sell in a day if you need cash.

Una regla de partida razonable: descuenta un 25-35 % de la renta bruta anual antes de calcular tu rentabilidad neta.

Apalancamiento: la hipoteca amplifica en ambas direcciones

Leverage: the mortgage amplifies in both directions

Comprar con hipoteca (en vez de al contado) amplifica la rentabilidad sobre tu capital si el inmueble se revaloriza — pero amplifica igual las pérdidas si baja de precio o si te quedas sin inquilino y sigues pagando la cuota. El apalancamiento no crea rentabilidad de la nada: multiplica lo que ya había, en ambos sentidos.

Buying with a mortgage (instead of in cash) amplifies the return on your capital if the property appreciates — but it equally amplifies the losses if the price drops or if you're left without a tenant while still paying the loan. Leverage doesn't create returns out of nothing: it multiplies whatever was already there, in both directions.

Si quieres exposición a inmobiliario sin comprar un piso

If you want real estate exposure without buying a flat

SOCIMIs (el equivalente español a los REIT), fondos inmobiliarios y plataformas de crowdfunding inmobiliario dan exposición al sector sin gestionar un inquilino, sin ITP, y con mucha más liquidez — puedes vender tu participación en días, no en meses. A cambio, no controlas el activo concreto ni decides sobre él, y dependes de la gestión de un tercero. SOCIMIs (the Spanish equivalent of REITs), real estate funds and real estate crowdfunding platforms give you exposure to the sector without managing a tenant, without transfer tax, and with far more liquidity — you can sell your stake in days, not months. In exchange, you don't control the specific asset or make decisions about it, and you depend on a third party's management.

What to do depending on your bracket

TRAMOS 1-3 BRACKETS 1-3 Comprar un inmueble directamente rara vez encaja: exige un capital de entrada alto (entrada + ITP + gastos), y concentraría casi todo tu patrimonio en un activo ilíquido. Si te atrae el sector, un fondo o SOCIMI da exposición sin ese compromiso. Buying a property directly rarely fits: it requires a high upfront capital (down payment + transfer tax + fees), and would concentrate almost all your wealth in one illiquid asset. If the sector appeals to you, a fund or SOCIMI gives exposure without that commitment.
TRAMOS 4-5 BRACKETS 4-5 Comprar para alquilar empieza a ser viable si puedes calcular la rentabilidad neta real (gastos incluidos), asumir la gestión de inquilinos, y sobre todo si el inmueble no representa una concentración excesiva del patrimonio total. Buying to rent out starts to be viable if you can calculate the real net return (expenses included), take on tenant management, and above all if the property doesn't represent an excessive concentration of your total wealth.

Antes de comprar un piso para alquilar, pregúntate si, con ese mismo dinero, comprarías hoy ese mismo activo sabiendo todos los gastos reales, la iliquidez y la concentración que implica — o si en realidad te atrae la idea de "tener un piso" más que los números.

Before buying a flat to rent out, ask yourself whether, with that same money, you'd buy that same asset today knowing all the real expenses, the illiquidity and the concentration it involves — or whether what actually appeals to you is the idea of "owning a flat" rather than the numbers.
