Apalancamiento: la hipoteca amplifica en ambas direcciones
Leverage: the mortgage amplifies in both directions
Comprar con hipoteca (en vez de al contado) amplifica la rentabilidad sobre tu capital si el inmueble se revaloriza — pero amplifica igual las pérdidas si baja de precio o si te quedas sin inquilino y sigues pagando la cuota. El apalancamiento no crea rentabilidad de la nada: multiplica lo que ya había, en ambos sentidos.
Buying with a mortgage (instead of in cash) amplifies the return on your capital if the property appreciates — but it equally amplifies the losses if the price drops or if you're left without a tenant while still paying the loan. Leverage doesn't create returns out of nothing: it multiplies whatever was already there, in both directions.
